The process of obtaining
a Greece Golden Visa 

Preliminary Due Diligence

Document preparation

Tax registration in Greece

Applying for a residence permit

Greek Golden Visa requirements 

1. Purchasing real estate

Persons who have purchased real estate in Greece are eligible to obtain a Greek residence permit through investment: 

  • EUR 250,000: Investment in real estate aimed at converting commercial properties into residential properties or restoring cultural heritage sites, regardless of their location and size;  
  • EUR 400,000: Purchase of a single property with an area of at least 120 square meters;  
  • EUR 800,000: Purchase of real estate in Athens, Thessaloniki, or on islands with a population of more than 3,100 people.  

2. Long-term lease (10 years)

  • Contract for the use of hotel apartments or furnished tourist accommodation worth EUR 400,000 or EUR 800,000, depending on the location;  
  • Term deposit in a public credit institution in Greece for an amount of at least EUR 500,000.

3. Investment funds

Contribution of at least EUR 500,000 to the share capital of a joint-stock company that invests exclusively in the real estate sector in Greece; or in a closed-end investment fund; or in a Greek company to increase capital or acquire bonds for trading on regulated markets in Greece or multilateral trading platforms.

4. Purchase of government bonds

  • Purchase of Greek government bonds worth at least EUR 500,000 with a maturity of at least three years through a Greek bank;
  • Purchase of shares, corporate or government Greek bonds traded on regulated markets in Greece or multilateral trading platforms worth at least EUR 800,000. 

5. Purchase of shares 

Purchase of shares or units worth at least EUR 350,000 in a mutual fund investing exclusively in shares, Greek corporate or government bonds (traded on regulated markets or multilateral trading facilities in Greece), or in an alternative investment fund registered in Greece or another EU country that invests exclusively in Greece.
